How long does the mortgage process take?
We close fast. Like, really fast. Our Perfect Loan Process keeps everyone on the same page, so your loan moves smoothly from start to finish. You’ll get regular updates (so will your real estate agent), and we’ll make sure you close on time, without surprises.
What documents will I need?
We’ll guide you through exactly what’s needed, but typically, you’ll need pay stubs, tax returns, bank statements, and ID. The good news? Jen Hansel, our mortgage rockstar, will help handle all the details, so you don’t have to stress.
How much will I need for a down-payment?
It depends! Some loans allow as little as 3% down, and there are even zero-down options available. During our Discovery Call, I’ll review your financial picture with you and help structure the best mortgage strategy to build your wealth—because buying a home isn’t just about getting the keys, it’s about setting yourself up for long-term financial success.
What’s the difference between pre-qualified and pre-approved?
A pre-qualification is a quick estimate of what you might be able to borrow, but a pre-approval is the real deal—it means I’ve reviewed your income, credit, and assets so you can shop with confidence and stand out to sellers. And because communication is our thing, we’ll keep you updated throughout the process so you always know what’s next.
Will I be left in the dark during the loan process?
Absolutely not! My team and I believe great relationships and communication are the key to success. That means you’ll hear from us regularly, and so will your real estate agent. You’ll always know where things stand, what’s next, and when you can expect to close.

As the team leader at The Yi Team Mortgage on a Mission, my goal is simple—deliver a 5-star experience for every borrower and the incredible referral partners I’m lucky to work with. I’ll guide you through the process, answer your questions, and make sure everything stays on track so when closing day comes, it’s nothing but high-fives and happy tears.
But I don’t do this alone! Meet the powerhouse team of mortgage pros who will be working alongside me—Jen Hansel and Alicia Newberry. After our discovery call, you’ll hear from Jen Hansel, my right-hand woman and an absolute rockstar when it comes to handling your application and documentation. Don’t be surprised when you hear from her—she’s got your back, and I promise you’ll be best friends by the time we’re done.

#1 Open up a high-yield savings account. Set up a direct deposit from your paycheck to your high-yield savings account each pay payroll. Not only does this accelerate your savings for down payment, but it also helps you get used to a payment higher than your current rent each month.
#2 Discipline yourself!!! Speak to a lender now to understand a realistic payment for the home you’d like so you can begin adjusting your operating budget. AKA pay attention to the money you’re spending each month to highlight where you can save!
#3 Like any goal, you’ll find success sooner if you break the goal down in to small, actionable steps. For example, setting up the direct deposit ✅ contacting HR to set aside $X.XX per pay period ✅ reviewing your expenses ✅ cancelling subscriptions ✅ speaking a helpful lender who can guide you on realistic payment ✅

Volatility creates confusion and worry - which makes people more susceptible to being taken advantage. I hate that there is so much predatory behavior that still exists! Please read the fine print. OR send to me, and I’ll read it for you 😇

Say it with me! “We don’t buy homes because of interest rates!” If you see/hear that it’s your time to buy because rates are now, I caution you to question the true messaging and source of this information.
A mortgage is likely the largest indebtedness you’ll ever have, and while having a low rate is incredible, let’s remember that there are a multitude to things that need to be present before you buy - “lower rates” is not the reason to buy a home. Do you know how amazing a mortgage is!? How much leverage it provides??
Buying a home can check many more boxes:
- investment/building wealth
- stepping stone for your dream home/portfolio
- interest rate tax benefits
- property tax benefits
- real estate is a time game, not a speed game. The longer you have it, the more equity you have
- PRIDE
- security
- asset leverage
The list goes on. When home buying makes sense for you for the above reasons (not because you heard rates were low and someone told you it was time to buy).
