Denied for a Mortgage? Why a Second Opinion Can Make All The Difference

Being denied for a mortgage can feel like the end of the road. For one family, it almost was.

After renting for several years and watching their housing costs continue to rise, they were ready to purchase their first home. They had worked hard to prepare for homeownership and were excited to take the next step.

Instead, they were told they would need to wait another year before qualifying for the financing they wanted. Like many buyers, they felt discouraged.

Fortunately, their realtor Jaya Tawney, wasn’t ready to let them give up on homeownership. Having partnered with John Walowac for years, she trusted him to take a fresh look at the situation and determine whether there was another path forward. That referral ultimately changed the outcome for the family.

What Happens When You’re Denied For A Mortgage?

Many home buyers assume that if one lender says no, every lender will say no. That’s not always the case.

When John reviewed the family’s situation, he discovered that while they did not qualify for one loan program, there were other mortgage options available that had different guidelines.

“The first thing I look for is whether there’s another path forward,” John said. “Sometimes the answer isn’t no. Sometimes it’s simply a different loan program.”

The family’s financial picture was more complicated than the average borrower. Multiple sources of income and extensive documentation requirements meant the file required careful review and attention to detail.

While there were no guarantees, John believed there was a viable path to homeownership.

A Different Approach Led To A Different Outcome

After reviewing the available options, John identified a loan program that better matched the family’s circumstances.

With a clear strategy in place, the family felt confident enough to begin shopping for a home. The process still required patience, paperwork and communication. But instead of waiting another year, they were able to move forward.

Approximately 30 days later, they closed on their new home.

For this family, homeownership meant more than simply purchasing a house. It meant stability, predictability, and freedom from rising rent payments.

What The Home Buyers Had To Say

After closing, the borrowers shared this 5 star review: “John was very thorough and informative with the whole process. You can tell he’s got a good pulse on the market. Very professional. I cannot recommend him and his team enough.”

Denied For A Mortgage? Don’t Assume The Answer Is Final

One of the biggest misconceptions in home buying is that being denied for a mortgage means you’re not ready to become a homeowner. Different loan programs have different qualification requirements. Different lenders have different levels of experience. And sometimes a fresh perspective can uncover options that weren’t considered the first time around.

If you’ve been denied a mortgage, it may be worth getting a second opinion before putting your plans on hold. As John likes to say: “It never hurts to get a second opinion – or a better first opinion.”
