Just a conversation about time management and what that means professionally, individually, and why it’s important to a buyer and seller.

SET UP YOUR CALENDAR

First set up your calendar. Use color blocking to mark the money making events in green. That’s your “green time”. Be smart about distractions.

Mike Herson of Congressional Insurance posted on Facebook a great quote. When he goes into a meeting with a person, he’s giving that person the same level of undivided attention that you deserve. You can’t give a superior level of service when you’re reacting to phone calls.

PERSONAL TIME MANAGEMENT

We’re working with multiple players on a mortgage: buyers, buyer’s agent, sellers, selling agent, title companies, etc. Time management is important here especially. Spring through July is our busiest time. We slow down in August. Alex will only show 5 houses in one day. Otherwise it’s too much, for a realtor and for a potential buyer.

Knowing when to take a breath is very important to stay successful. Both Alex and Erin devote their personal time to family after a certain hour in the evening. It’s a time to recharge. Don’t keep your phone by your bed. It’s too tempting to check in. Alex will leave her phone across the room. Erin recommends not looking at your phone unless you have time to actually deal with a problem right away.

Know and honor your limits. Take time to recharge, step back and realize that life is great. Use time management in real estate in smart ways.

WHY IT’S IMPORTANT FOR BUYERS AND SELLERS

Contracts are state that time is of the essence. It’s important that buyers and sellers are timely with documents and  on time for showings. For example there is a contingency in loan procedures that states without certain documents a loan officer cannot order an appraisal, by law.
